it all happened so quickly — the figure turning to her, and sydney swore the world stopped. they were wearing a mask, ornamented in scarlet from the spray that no doubt came from talia's arteries, and the brunette couldn't help but find herself flushing. like she had been caught seeing something she shouldn't have.... well, she had, but it felt more perverted than it did horrifying. like she had interrupted something almost... intimate. rolling her lower lip between her teeth, the scene before her almost overwhelming. the sheer fabric of her nightgown hadn't provided her with much warmth, skin turning to gooseflesh as she kept herself planted where she stood, his questioning — cracked and modified, as if talking through some kind of radio — brought a heat to her cheeks. swallowing hard, sydney's fingers flexed and then straightened, her throat feeling dry, taking a step back to try and steady the pounding of her heart.
sydney watched as talia's limp carcass hit the floor, a harrowing thud sounding as limp limbs met carpet, and sydney jumped at the sound. the figure started walking towards her, but she didn't move away, her eyes instead focusing on his masked face and the way the ground seemed to creak with his footsteps. shouldn't she be running ?? perhaps, if she was sane, she would have.... but every nerve in her body was overwhelmed right now, in a way she had never experienced, like she was inhaling some kind of poison that was causing her brain to malfunction. ❛ n-no i was just — i was — ❜  she panted in response to his question, words suddenly lost upon her, eyes continuing to flicker from him to her roommates body. when his hand came to cover her mouth, knife meeting her throat, spine hitting the far wall... all sydney could do was gasp. she writhed a bit beneath his hold, and as she became cruelly aware of the fragility of her life, all she could manage was a small moan. a MOAN, sydney ?!
but it felt right, like it was the only warranted response, hands moving to grip at his forearms not to pry him away, but to hold him in place. her muffled noises only intensified beneath his hand when he spoke, multiplying tenfold when she was tossed recklessly into talia's bed, the blood-soddened sheets gripping at her skin as the faceless, nameless assailant climbed on top of her. it was all moving so fast, so much so that not even her adrenaline could keep up, the room spinning as the silver plate of his blade met her throat once more, his other hand fondling her chest as confusion flashed in her eyes. she swallowed, throat bobbing against metal, as her body writhed beneath his — abdomen pulsing in response to his next compliment, the grit of whatever voice modulator he was using making her head spin. sydney had never been a san person, she had just gotten exceptionally good at hiding it... but the more she thought about how fucked up these circumstances were, the more warmth she felt pooling at the apex of her thighs. ❛ w-what are you doing ?? ❜  she inquired warily, breath infused in her words, fingers balling blood dampened sheets at either side of her hips. her legs parted in response to the forcible drive of his hips, nightgown riding up, though her brows furrowed despite the whine that clambered up her throat; ❛ — a-aren't you going to kill me, too ?? ❜ 
There didn't seem to be much rhyme or reason behind the victims. All that he cared for was the thrill of the moment, the excitement of the memory of it, and a relatively safe environment. There would be no more such fun in prison, so best not to stay out of there. He was sure that he was making it that much harder on himself the more he did this, but the call was irresistible. After this time, he would move states, he told himself, perhaps even countries.
The house was easy to break into: the older windows didn't pose much of a challenge, and climbing up the apartment complex wasn't that hard either. Luckily the girls in here were asleep, and not partying late in the evening like he sometimes had seen. Slowly he walked further into the house, trying not to make the wood creak as much, though this proved inevitable. Fuck, he cursed at himself.
Slowly he opened the door, walking towards the only bed in the room. He found the person stirring in her bed, making him quickly pull out his knife. It glistened in the moonlight, and though the person seemed sleepy at first, she then gave a loud scream. Immediately he dove onto her, grabbing her by her neck and pushing her down flat on the bed again. The knife made swift work of the screaming girl, blood staining the metal as he pumped it up and down into her chest. His black suit was stained in her blood -- he would have to get rid of it afterward.
He immediately turned around when he heard another voice. This person could not see the determination and anger on his face, but his eyes glared at her with a great intensity. While he had not gotten the chance to get a good look at the other girl, this one he found himself staring at. She was more beautiful than any he had ever seen. Yes, she would be perfect, he thought to himself.
He pulled the knife out of Talia, and pushed her body out of her bed, falling onto the ground. He made slow but determined steps toward the new girl. "She is," said a voice, garbled and distorted, down into an unrecognisable sound that was too low for a human throat to produce naturally. "Care to join her?" Out of nowhere, he jumped at her, putting his hand on her mouth and pressing her against the nearest wall behind her. His masked face leaned in closely as the bloodied knife was placed against her throat, close enough that he could slit it if she did anything stupid. The voice changer amplified his soft pants as he leaned in closely, studying her features. "You're too pretty to dispose of immediately."
With those words, he lifted her off the ground and tossed her onto the bed of her former roommate. He quickly got on top of her, repositioning the knife at her throat. His other hand began to feel at her breast, realising how big and soft they were. "Fuck, you're a pretty little thing..." he moaned, already beginning to buck his hips forward, creating some friction, and working on getting himself hard.

BRIAN KERNICK, P.Eng, MBA Greenview Developments Ltd.
Brian was born and raised in the small town of Canmore, Alberta. His father owned Restwell Trailer Park just off main street Canmore. As Restwell Trailer Park expanded and grew, Brian developed interest and learned the basics of carpentry and development. As a kid, he learned to drive a backhoe and dump truck and how to hammer and paint.  
His first development project was in Canmore, called Grotto Mountain Village. Grotto Mountain Village was a highly successful 125 manufactured housing community. After finishing the project, Brian decided to get his Masters in Business Administration (MBA) in Australia. Brian completed his MBA in 1998 and then worked in several large real estate consulting firms working for blue chip companies. He provided strategic evaluation advice and hands on development management services to companies and institutions looking to make direct property investments, engage in real estate development projects or alternatively undertaking the divestment of property.  
Brian is an efficient, innovative, tenacious, performance-driven and methodical real estate developer with extensive multi-industry experience both across North America and abroad.  He is well versed in Project Development and Management, Economic and Financial analysis, Acquisition and Disposal Strategies, Site Assessment, Town Planning, Engineering and Building design, Market geographic and demographic analysis.

Buildings 1, 2 & 3 have been fully completed and phase 4 has commenced. It is a suburban office park that is located on the corner of Parliament Avenue and Lewvan Drive just north of the new Grasslands retail development. Three of the four office buildings have been completed and are occupied. They are located within minutes of the Regina Airport and the new Global Transportation Hub. They offer excellent access / egress from Lewvan Drive and access to acres of parks and walking paths. The tenant mix consists of Saskatchewan Cancer Agency, Association of Professional Engineers & Geoscientists of Saskatchewan (APEGS), Porchlight, Saskatchewan Healthcare Employees’ Pension Plan (SHEPP) and Chartered Professional Accountants Saskatchewan (CPA).
 2.       AVLI ON ATLANTIC (CALGARY)
AVLI is a private intimate building located in historic Inglewood, adjacent to the longest park pathway system in North America, in Calgary, Alberta. A home to 65 units of luxury residences with 7 floorplans for every buyer, budget and investor with boutique and cutting-edge interiors. The project is located in central Edmonton, in the community of Garneau, and just off the popular and lively Whyte Avenue. William Off Whyte was completed in early 2020 with sales ongoing. Sage.Stone is a project in NW Calgary with total sales revenue of $40 million. Phase 1 (88 units) is 100% complete and Phase 2 (90 units) finished closings by March 2015.  
2.       Bordeaux in Hawkstone (Regina)
76 townhomes in North Regina with total sales revenue of $22 million has been completed.
3.       Skyy Townhomes (Regina)
Sales of 116 units commenced in June 2010 with total sales revenue of $22 million and the project was completed January 2012.
4.       Luxstone Landing (Calgary)
12 unit Townhome developments with a value of $3.3 million was completed in 2012.
5.       Sage Townhomes (Regina)
The sales of 176 townhomes commenced in December 2009 with sales revenue of $35 million and the project was completed in early 2011.
6.       Advantage West Inns & Suites (Fort McMurray)
This hotel was built from pre-fabricated modular units rather than standard stick-built construction. The 83‑room hotel opened in July 2004. After 3 ½ years of operation, Greenview Developments sold it in 2008 for $19,400,000 or $234,000 / room, a record price in Canada.
7.       Spring Pastures (Australia)
Completed 72-acre rural residential project worth $10m in Mapleton, Queensland within 2 years.
8.       Grotto Mountain Village (Canmore)
Grotto Mountain Village was a $15 million project, consisting of a 125-lot turn-key manufactured housing community on 24 acres, which won the mayors award for Urban Design, Community Neighbourhood Enhancement & Facility Construction in 1994.

Responsible for the construction of four 20+     story residential towers, 80,000 ft2 of commercial space, an 1,800-car     parkade, and a pedestrian bridge connecting the development with light     rail rapid transit.  The residential     towers include high line amenities and ample common facilities.   Started this project from the early     concept stages and set up a construction and management team, operational     and procurement processes, budgets, and construction schedules.    Oversaw all aspects of this large     construction project.
 PROJECT MANAGER | POINTE OF VIEW DEVELOPMENTS – CALGARY, AB                                                             2005 - 2006
  Tendered and negotiated all scopes of work, monitor     construction milestones, budgets and costs.
Planned and designed new projects, customer     walkthroughs and completion of deficiencies.
 SENIOR EXECUTIVE | KPMG NATIONAL REAL ESTATE SERVICES – SYDNEY, AUSTRALIA                                     2001 - 2002
 ·         Provided strategic property advice and off-balance sheet finance solutions to developers, financiers, government agencies and major blue-chip corporations
·         Feasibility and divestment advice on HIH Insurance.  HIH, and its 18 controlled entities, was Australia’s largest insurance company and it went into liquidation in March 2001. I acted on behalf of the provisional liquidator to maximize the proceeds from the sale of the properties.
·         Development and feasibility advice for the redevelopment of Bathurst Mount Panorama Precinct, one of the top three motor racing circuits in the world.  Bathurst 1000 is the Australian equivalent of Indy 500 in terms of motor racing and the event is broadcast to over 400 million homes in 54 countries. The Panorama Precinct is a multi-use tourism destination featuring restaurants, tourist attractions, cultural facilities, sporting and recreational facilities such as motocross, educational facilities, residential properties and nature park areas.
·         Facilitated the revision and expansion of Commonwealth Property Principles document for the Australian Department of Finance. This provided an appropriate discount rate and methodology for real estate decisions.
·         Reviewed feasibility and business case for NRMA (affiliated with the Canadian Automobile Association and American Automobile Association), to divest their existing operations in multiple locations and consolidate their staff within a new 38,000 m2 ‘Village’ campus style development.  
·         Prepared a feasibility and highest and best use study for ABC (Australian Broadcasting Corporation) Television’s Gore Hill site as well as planning and offering council advice.
 DEVELOPMENT MANAGER |APP PROPERTY PTY LIMITED – SYDNEY, AUSTRALIA                                             2000 - 2001
 ·         We had to seek out, assess and convert development opportunities. This role encompassed feasibility analyses, negotiation and deal closures with clients, sourcing and arranging property finance.

The island residence features natural materials including exposed wood, iron, glass, and local fieldstone to provide a Pacific Northwest sensibility. Extensive glazing ensures that life at the beach and the Salish Sea are part of the daily experience.
Repurposed materials are front and center. The kitchen island is clad with metal destined for the dump—old sheet metal signs, appliance bodies and salvaged car hoods—yielding an informal and playful interior aesthetic. Salvaged Australian gumwood from Sydney Harbor’s wharves on nearby Whidbey Island have been put to use as exposed trusses within the house. Custom ironwork was fabricated by Seattle-based Gulassa and Co. Stained cedar siding and the copper roof will age naturally, helping to lend a timeless quality to the design.
The transition from inside to outside is seamlessly created through the use of a panelized glazing system that easily folds and tucks away, revealing a 16-foot opening to let nature in. Deep overhangs protect the interior spaces from overheating during the summer while letting in much-needed sun during the winter. The open floor plan allows for amazing views from all parts of the house, ensuring that the beach and waterscape are a constant presence.

What Does A Metal Fabricator Do?
What Is Metal Fabrication?
Metal fabrication is a process involving the manufacturing of metal parts and products in a specific shape or form as required. It is a complex process that includes cutting, folding and shaping metal to create a finished part, then followed by welding and coating. The fabrication process can be used for mass production and custom metal projects that usually involve designers and engineers.
What Do Metal Fabricators Do?
A metal fabricator is required to read, study and interpret blueprints and specifications to understand the scope of the project. A range of tools is used to cut, align and weld metal including hand tools, flame-cutting torches and hammers, hence why personal protective equipment (PPE) has to be worn at all times. Advanced machinery such as CAD software and CNC machines may also be involved in the process. After the initial product process, a quality control review is performed to ensure that the quality of the fabricated metal is acceptable.
What Qualifications Do Metal Fabricators Need?
Some metal fabricators get their training on the job however, many others receive their qualifications by getting the required training at TAFE. The course will cover blueprint studies, metal and steel fabrication, welding techniques and industry safety regulations. To become a qualified metal fabricator, a 42 – 48 month apprenticeship is often required.
What Type Of Projects Do Metal Fabricators Work On?
Depending on the metal fabricators’ skillset and specialism, they may work on a wide range of products including electronic devices, vehicles and aircraft. Some metal fabricators may also exclusively work in factories, mining, construction and infrastructure.
Metal Fabrication Process
The process to fabricate metal products from raw materials is complex. Depending on the project specifications, the process may involve additional steps and alterations. However, the general metal fabrication process generally involves cutting, bending, moulding, welding and coating. We will look at the major steps in the fabrication process:
Cutting
Cutting is the first stage of any fabrication project after the blueprint has been studied. There is various way to cut raw metal, from using a basic saw to water jets, chiselling, plasma torches, die-cutting and laser. Cutting machines can be a huge operational cost, which is why during the initial stages of the project, machine cost-effectiveness should be factored into the project cost. For example, programmed CNC cutting will cost a lot more than using a plasma torch.
Bending
Metal and stainless-steel bending is performed manually or through electric tools to get the cut metal into the desired form. This needs to be performed at an appropriate angle to avoid failure or suboptimal performance.
Welding
Welding involves attaching 2 pieces of metal through a joint to achieve a larger structure. For certain complex projects, specialised welders will often be employed to ensure that the joint is suitable for the intended end-use. There are various ways to weld metal including structural welding, MIG and TIG welding.
Coating
Coating is the process of applying a layer to the exterior of the metal and is often referred to as metal finishing. This is done by applying a thin layer to the metal to improve its surface characteristics (improved durability and increased corrosion, abrasion and chemical resistance). Metal fabricators use a wide range of finishing depending on the material and application to improve their finish quality.
